Effective Date: 10/4/2026
This Housing Provider Agreement supplements the Open2Place Terms of Service. By registering as a provider, listing housing, responding to a housing request, or otherwise using provider functionality, you agree to this Provider Agreement and the Terms of Service.
You represent that you have authority to list and offer each property; information you provide is truthful and materially accurate; you will keep availability and pricing reasonably current; you are responsible for determining and complying with applicable laws, regulations, permits, licenses, zoning, occupancy, certification, insurance, inspection, staffing, and operational requirements; and you will not represent that Open2Place has certified, inspected, approved, or endorsed your property unless expressly authorized in writing.
You operate independently from Open2Place. Nothing in your use of Open2Place creates an employment, agency, partnership, franchise, joint venture, property-management, landlord, or fiduciary relationship. You may not represent yourself as an employee, agent, representative, or official partner of Open2Place unless separately authorized in writing.
You are responsible for complying with applicable fair-housing and anti-discrimination laws. You may not publish unlawful discriminatory preferences or make unlawful housing decisions based upon protected characteristics. Where a housing model may qualify for a lawful exemption or permitted eligibility restriction, you—not Open2Place—are responsible for determining whether it applies.
You are responsible for property descriptions, photographs, availability, rent, deposits, fees, amenities, house rules, program requirements, eligibility information, refund policies, services, transportation representations, accessibility representations, and licensing/certification claims. You must promptly correct materially inaccurate information.
You are responsible for establishing lawful screening criteria and making your own admission or rental decisions. Unless expressly stated for a specific service, Open2Place does not make admission decisions on your behalf.
You are responsible for any lease, occupancy agreement, residency agreement, program agreement, house rules, disclosures, deposit documentation, or other documents required for your arrangement. Open2Place is not a party to such agreements unless expressly stated otherwise.
Unless Open2Place expressly processes a particular transaction as part of a separately identified service, all rent, deposits, application charges, program fees, refunds, damages, and other payments between you and a seeker/resident are your responsibility. Clearly communicate prices, fees, refund conditions, and payment terms before accepting funds.
You are responsible for maintaining your property and operations in accordance with applicable requirements. Publication of your listing is not an inspection or determination that your property is safe, suitable, licensed, certified, compliant, or appropriate for a particular person.
A referral, inquiry, housing match, message, or introduction generated through Open2Place does not constitute endorsement of either party. Providers must independently determine whether they can lawfully and appropriately serve a prospective resident.
Open2Place may receive complaints concerning providers and may contact you or request information reasonably necessary to evaluate compliance with Platform policies. Open2Place may restrict or remove listings or accounts when appropriate under its Terms and policies.
You remain responsible for your properties, employees, contractors, caregivers, volunteers, residents, services, business operations, advertising, housing decisions, contracts, payments, and compliance obligations.
Provider access may require a paid Open2Place subscription. Pricing, billing frequency, cancellation terms, renewal terms, trial conditions, and applicable fees will be presented during purchase and incorporated where applicable.
By affirmatively accepting, you acknowledge that you have read and agree to the Terms of Service, Housing Provider Agreement, Privacy Policy, Fair Housing & Non-Discrimination Policy, Community & Listing Standards, and additional terms applicable to purchased services.
